Our landlord fees are structured around two core services: single let management and HMO management, each with its own landlord management fee percentage based on the property type and number of occupants.
Alongside our fully managed fees percentage, additional landlord services such as referencing, inventory, and compliance certificates are charged separately, giving landlords full control over what they need. Unlike some letting agent commission structures, we avoid hidden letting agent fees, so every cost is set out clearly from the start.

For a single let, rent management is charged at 10% + VAT (12.5% including VAT). HMO tenancy management is based on the number of occupants, with rates ranging from 12.5% + VAT to 17.5% + VAT.
Is the tenant referencing fee included in the management fee?
Tenant referencing is charged separately at £70 + VAT per person. Other tenancy setup and administration charges may also apply depending on the service required.
How much does an EPC cost for a rental property?
An Energy Performance Certificate is charged separately. The published fee is £120 + VAT. This is an additional cost and is not included within the standard management fee.
What additional fees can landlords expect?
Additional services can include inventory preparation, check-in and check-out, professional cleaning, electrical inspections, Legionella risk assessments, serving notice and property attendance. The applicable charge depends on the service required.
Are HMO management fees different from single-let fees?
Yes. HMO management fees vary according to the number of occupants. Properties with 3–4 occupants are charged at 12.5% + VAT, 5–7 occupants at 15% + VAT, and 8–10 occupants at 17.5% + VAT.
Are there separate fees for room lets?
Yes. Room lets have separate charges for services such as referencing, tenancy administration, check-in and inventory, check-out, deposit registration and property attendance. These are charged according to the published room fees schedule.
